We assist buyers, sellers, lenders and real estate professionals
with their home inspection needs.

Buyers’ Home Inspections

You can only ask your realtor or seller so much. And if the seller didn’t get a pre-listing inspection, even they may not be fully aware of the current condition of the property. We provide a comprehensive visual examination of the property and evaluate its overall condition for you. Our inspections include these areas of a home:

  • Plumbing Systems
  • Electrical Systems
  • Heating & Central Air Conditioning
  • Attic, Insulation, & Ventilation
  • Chimneys & Fireplaces

  • Interior (doors, windows, floors, walls, ceilings, stairs)
  • Built-in Kitchen Appliances

Additional Inspection Services

WATER QUALITY TESTING

If the home you’re looking to buy has a private well, the Vermont Department of Health recommends that drinking water be tested for contamination once a year to ensure that it is safe to drink. We can take care of the water quality testing process as part of your general home inspection.

RADON TESTING

Radon is a naturally-occurring, odorless, radioactive gas found under the ground that can enter the home through cracks in your concrete or dirt basement floor. It is a known carcinogen. One in seven Vermont homes has unhealthy levels of radon gas and the age of the home has no bearing on radon levels. There is no way of knowing if radon is present in your home unless you test for it.

The good news is that radon is something that can usually be addressed if it is found to be present at unsafe levels. We can perform a simple test to determine if the radon level in your home is currently safe, to help put your mind at ease and protect the members of your household. AGING-IN-PLACE EVALUATION

Aging in place” is a term to describe a homeowner’s ability to live independently in their home for as long as possible.  Too often, seniors and persons with disabilities or impairments are placed in group homes or assisted-living facilities without exploring this highly desirable option. By adapting the home, he or she can “age in place” while maintaining a safe and independent lifestyle in their most familiar and comfortable surroundings.

Your Aging In Place Inspection Report will include a thorough evaluation of the home’s current layout and features, and may include recommendations for corrections and adaptations to improve maneuverability, accessibility, safety and ease of performing daily routines for elderly occupants.

FOR SELLERS: PRE-LISTING INSPECTIONS

While home inspections are typically used by homebuyers, sellers also have a lot riding on the results.  Renegotiations after a buyer’s inspection may result in you needing to make repairs, accept a lower price or, if more serious issues are discovered, losing the deal altogether.

Put yourself in a stronger position to maximize your selling price and ensure a smoother sales transaction, by having your home inspected before listing it on the market. If you choose to make repairs or improvements before listing, you’ll make the home more attractive to buyers. Avoid surprises and sell with confidence.
